  Using the HP-12C Calculator: The Basics (AP2457)
    In this course, we explore the basic functions of this essential tool used by all real estate and appraisal professionals, the HP-12C calculator. Regarded as state of the art in the industry, the HP-12C is easy to use with a minimum of training. You will learn about the different functions available including time value of money as well as cash flow calculations. You will be exposed to numerous examples and practice problems. Mastery of the HP-12C is crucial to your success in passing the appraiser licensing and certification examinations.

  Residential Site Valuation & Cost Approach
    This course will give students valuable insight and a working knowledge of the various theories and methodologies for residential site values and the cost approach in everyday appraisal work.

  Residential Sales Comparison & Income Approaches
    Gain a basic understanding and knowledge of the residential sales comparison and income approaches. Includes valuation principles and procedures applicable to both approaches.

  Mastering Unique & Complex Property Appraisals
    Includes the appraisal of:
     - Mixed Use     - Unusual     - Income producing     - One-of-a-kind
     - Historical use     - Rural Specialties Properties
Includes significant case study work.

  General Market Analysis & Highest and Best Use
    Advanced level course. Based on the 2008 AQB requirements for Certified General Appraisers, expands upon the students understanding of market analysis and highest and best use. Upon completion, students will be able to demonstrate various analytical techniques, as well as recognize the relationship between market analysis and highest and best use.

  General Report Writing (Narrative)
    Advanced level course. Gives students an in-depth understanding of narrative report writing, reasoning, and effective communication. Additionally, this text covers USPAP compliance and will enhance the students writing and reasoning skills.

  General Sales Comparison
    Advanced level course. Offers a detailed understanding of the various sales comparison principles. This text offers students an in-depth description of the sales comparison approach for both residential and commercial properties including calculations, strengths and limitations, reconciliation, adjustments, and graphical analysis within the process.

  General Site Valuation & Cost Approach
    Advanced level course. Discusses general site valuation and cost approach. Students will gain insight into the six site and land valuation techniques, and understand the different types of adjustments and how to apply them. Students will be able to understand the process and principles of the cost approach, perform calculations, and recognize the various methods of costing.
